Warwick DC HQ, Leamington Spa
This project arose from the Council’s review of its medium-term financial strategy with a view to securing recurring revenue savings. The Council owns a number of assets in the town centre and occupies a site on the edge of the centre which is too large for its needs and has substantial maintenance liabilities attached to it.
The partnership, working closely with the Council, developed a two-site proposal where the redevelopment of the current site could be structured to enable the construction of the new office building to be capital neutral.
In January 2018, planning permission was granted for both sites and detailed design and procurement work commenced.
When complete the scheme will deliver up to 170 homes on the current site and a new 26,000 sq ft high quality office building for the Council on a town centre site also including a new 620 space multi-storey car park and 44 new apartments. This will bring increased footfall to support local businesses and help regenerate a rather rundown part of what is otherwise a very attractive town centre.
